What are the documentation requirements to join the ApnaComplex portal?

Documents required for Owners:
  1. Photo ID Proof - Can be Indian/foreign
  2. Current Address Proof - Can be Indian/foreign
  3. Proof of Ownership or Proof of Investment
The first two could be any that are acceptable by Public and Private sector enterprises, banks, departments and utilities (Passport, Driving License, Aaadhar, Voters Id Card etc). However, the Ownership proof must be one of the below as applicable:
  • Agreement of sale and Construction (only the first few pages which shows your name and apartment nos.)
  • Sale Deed (only the pages which shows your name and apartment nos.)
  • Possession letter/certificate from the developer
  • In case you are investor/buyer and you do not have a access to soft copy and hard-copy of your agreement for whatever reason, you may share the latest Statement of Account from the builder, parking allocation letter or even a letter from them showing your investor status,  but you will still have to submit your agreement pages back to membership committee, once you can get hold of your agreement. Your data (especially if you are sharing statement of account) will be kept secure and kept confidential, but we do not RECOMMEND this at all unless you have a tearing emergency to join.

No deviations/exceptions are allowed on Proof of Ownership or Proof of Investment as extensive tailoring on what can be submitted has already been provided.

Also please try to sign (self-attestation) all the pages of the documents [1-3] you are submitting for association membership, though it’s not mandatory.

Documents required for Tenants:
  1. Photo ID Proof - Can be Indian/foreign
  2. Rental agreement, which is valid for a minimum of 1 month from the date of application
The first one could be any that are acceptable by Public and Private sector enterprises, banks, departments and utilities (Passport, Driving License, Aaadhar, Voters Id Card etc).

Submit copies of the relevant pages of rental agreement which shows name of tenant(s), name of owner and flat no, as well as the tenure of the tenancy. This proves your tenancy as well as Address proof in case you are residing in the apartment (society act requirement). The rental agreement tenure will also be captured in the ApnaComplex portal. The tenant’s membership gets deactivated after the last date of the tenancy, as per the agreement. To renew, a renewed rental agreement needs to be submitted.

Also please try to sign (self-attestation) all the pages of the documents [1-2] you are submitting for association membership, though it’s not mandatory.
